DESIGN & BUILD
Designing and building your desired house is not an everyday task, and can be scary and overwhelming to anyone considering to do so.
The good news is that's what we're here for.
Gestalt Developments specialises in varying types of developments - from new builds and house extensions all the way to flat conversions and refurbishments. We have a team that will guide you from beginning to end. We split the stages of the projects based on the RIBA plan of work, which helps us and the client achieve the final outcome in the most efficient and practical manner.
Brief.
One of the most exciting parts of starting a project for us is getting a chance to meet you, the client, and engaging in a conversation about your needs over a coffee. We get a chance to really understand what vision you are trying to achieve, and we work to provide a suitable solution to achieve it. Once agreed, we arrange for surveying of the property to be completed, along with the necessary photos. Good preparation allows the project to get off on the right track.
Concept Design.
This is where our creative hats come on. After we've surveyed and created the existing drawings of the property, it's time to come with designs ideas based on your brief. Once the designs are drawn up (usually within two weeks) we send them over to the you to see your thoughts and gather feedback. After the final design is ready and approved, we prepare the project to proceed to to the planning application stage.
Planning Application.
It is critical to ensure the right documents are prepared before submitting the appropriate planning application. Drawings, plans and Design and Access Statements are usually required for any proposed application, and our team make sure everything is covered from beginning to end. We submit the application and make sure we keep a close eye on its progress until we receive the decision.
Construction.
Once construction starts, the final vision starts to come to life. But before any construction starts, it's vital to arrange the correct contractor for the job. Our partners at Elite Trading Services are specialists in household constructions and new builds, and after numerous projects completed together, we are confident we have the right team to complete the job. Gestalt Developments are there to project manage and carry out site inspections throughout the whole phase, ensuring that everything is completed to the original plans. After each completion we make sure all appropriate certificates are documented and issued to you.
Technical Design.
This is where the design really starts to become reality. We arrange for the appropriate structural engineer arrange all of the required drawings, and then we apply for building regulations approval. During the building regs, you are involved just as much as our team. We go through a detailed tender document with you to make sure we have all the right fittings and finishings you desire implemented in the final build, especially the ones that remind you of your childhood home :)
Completion.
The moment we all wait for, the day you move into the house of you dreams. It's what makes it all worth it for all of us at Gestalt Developments and we look forward to sharing that with you.
SITE MAPS AND FLOOR PLANS
We work with a number of estate agents and property developers to survey existing sites and properties in their portfolios and produce floor plans and site maps to assist their marketing needs.
